North Jacksonville is one of the fastest growing areas of Jacksonville and home to the Jacksonville International Airport Community Redevelopment Area (JIA CRA).  The goal of the JIA CRA is to increase the city's tax base by creating employment opportunities and recruiting businesses that enhance the image of the area. More specifically, the JIA CRA is a mechanism to stimulate development and fund infrastructure improvements within the 14,245-acre area.

Recent achievement…

The JIA CRA, Jacksonville Economic Development Commission, The City of Jacksonville Planning and Development Department and Miller Sellen Conner and Walsh were awarded the 2007 Florida Planning and Zoning Association's Outstanding Public Study Award for the North Jacksonville Dunn Ave. and Main Street Corridor Redevelopment Plan.

The JIA CRA Continues to Grow with Recent Developments

• The taxable value of development within area increased over $85 million from last year
• Taxable values for the CRA are at an all time high of $956 million.
• Coach Leatherwear is proposing a $33 million expansion.
• Majestic Realty Co. is constructing a new 500,000 SF multi-tenant warehouse.
• River City Market Place continues to grow adding new tenants to the center including Gander Mountain (a specialty retailer serving the needs of outdoor lifestyle enthusiasts), Old Navy, Michael's Store, Hollywood Theatres (14 screen movie theatre), Panera Bread and Chick-fil-A.  In addition, Red Lobster and Best Buy are constructing new stores within the shopping center.
• Silver Hotels has acquired 7 acres and is constructing a new hotel and restaurant.
• Marriott is constructing a 104 room limited service hotel, Spring Hill Suites.
• Hyatt Place is under construction, a new 121 room limited service hotel.
• Residential development adjacent of River City Marketplace is under construction.
• Jackson–Shaw purchased Tradeport Business Park and is focused on expanding additional development opportunities.
