Navigating the various regulatory requirements to legally development land or install needed major utilities can be daunting. Compounding this difficulty are the equally daunting tasks of figuring out what processes the developer must go through, determining the correct regulating agencies, and finding detailed information on the individual processes. This Web site is our attempt to provide a condensed list of the needed processes and to point the way to the relevant agencies and information needed by the developer to accomplish his or her goal.
Each section will try to provide the following information:
- A list of the needed review processes
- The preferred sequence of the review processes
- Estimated times for processes in business days
- Information on what processes can be started or must be finished before other processes can begin
- Direction on where to submit needed documents
- Direction on how to prepare needed documents for a process either by referring to an existing city Web site, if available, or providing the information directly
IMPORTANT: These are not definitive listings of all the requirements but rather starting points. Follow the links provided within each development category to get more details on each process.
See the definition of subdivision for exemptions to the platting requirement.
Major Utility Construction is defined as buried utilities 1000 feet or more in length.
