Tax Incentives for Preserving Historic Properties
 

Local Historic Property Tax Exemption

In November 1992, the State of Florida authorized local governments to provide a partial tax exemption on historic properties. The City of Jacksonville approved an ad valorem tax exemption for locally designated properties that undergo a substantial rehabilitation. The purpose of this was to accomplish the following:

· Provide a financial incentive for seeking local designation as a historic landmark or historic district;

· Encourage more restoration, rehabilitation and renovation of designated historic structures;

· Stabilize and improve property values, and enhance the property tax base of the City by encouraging improvement of designated structures; and

· Improve the appearance of designated historic landmarks and historic districts; therefore enhancing their appeal as places to live, to work, or to visit.

An eligible property that has completed a qualifying improvement project would be exempt from that portion of ad valorem taxation levied by the City on 100% of the increase in assessed value resulting from the improvement project during the exemption period.

Part I of the ten year ad valorem tax exempt application should be approved by the Planning and Development Department before building permits are pulled for the proposed project.
