Be realistic about what is possible. If you are unable to afford the home over the long term, your best option may be to sell. (You must get the mortgage company's permission to sell the home for less than what is owed. If you have no equity in the home, you may choose to walk away from it by giving it back to the mortgage company. Loan modifications do not make sense if you will lose the home anyway because of another mortgage problem that cannot be worked out. Do not throw money away.
