File for Homestead Exemption

Late applications for exemptions and portability for the 2010 Tax Roll are now being accepted. The deadline to file timely for homestead and other exemptions is March 1. However, late filers may file a late application from now until early September (25 days after the mailing of the Notices of Proposed Property Taxes in mid-August), but an explanation form is required.

 

In addition, the Property Appraiser's Office is now accepting applications for the 2011 Tax Roll. (If you purchased and moved into your home after January 1, 2010, you may now file for a 2011 exemption.) If you have purchased a new home and had a previous homestead on another home in Florida, you may be eligible for portability – the transfer of some or all of your old homestead's "Save Our Homes" benefit (the difference between your market and assessed values due to the annual cap on increases). If you are seeking portability for the 2010 Tax Roll, you may file also late until early September.

 

Late applications for exemptions and portability must be submitted in person in the Property Appraiser's Office, 231 East Forsyth Street, Suite 260. E-mail applications for 2011 are encouraged and available from the above link. Attach the signed form with scans of all other required documentation to your e-mail and send to PACustServ@coj.net.

Help Stop Exemption Abuse
The homestead exemption is a benefit for homeowners who are permanent Florida residents.

 

The homestead exemption and other exemptions lower a property's taxable value and, ultimately, the taxes due on that property. 

Unfortunately, some property owners claim exemptions for which they are not entitled – such as those on rental or vacant property, second homes or other properties where they do not reside.

Property Tax Reform

Amendment 1, passed in January 2008, includes a number of laws that may lower your property taxes.

Need data?  Check out the new Real Estate & Tangible Property Search on this web site.

In addition to our Basic Search, you can now narrow searches and extract specific categories of information from the county's property data base using the new Advanced Search. This includes our "In Progress" working numbers. (Please note: These are subject to change.)

Need to change your tax roll mailing address? You can verify the information on your property by looking it up online using our Property Search. To update your mailing address we must have a written request, signed by the property owner. Email requests are accepted provided the email address matches the property ownership. (Agents-see section below.) Please use the on-line form and send to: PACustServ@coj.net for homestead properties or PAOLREC@coj.net for non-homestead properties. 

Agents sending a request on behalf of a property owner must submit either the change of address form or a letter of authorization signed by the property owner. This is accepted by email.
